The Process Explained.

From the initial conversation, sit down meeting or email enquiry, a client brief can be populated to suit the needs for each project, plus an agreed fee is presented. Upon the client’s acceptance, the process can begin.

The Schematic Design (SD) stage is exactly how it sounds. A well thought through set of documentation presented in a Conceptual format, including floor plans, elevations, sections, three-dimensional views and material representation is part of the design process. This may also include design options if necessary, to give the client the opportunity to explore all opportunities, or to simply reach the best potential.

Whether its a project for a new home, renovation or extension, outdoor area, or commercial premises, A Schematic Design set of plans can be used to obtain quotations to proceed into the next stage.

Fitting into the middle of the main stages, this may include Town Planning (TP), or a Developers Approval (DA) stage. Upon conclusion and acceptance of the Schematic Design, plans are developed to include all requirements for a Council Planning Application, or for approval by the Estate Developer. Full documentation and the appropriate written application information is presented in accordance with the approval authority requirements. Concept Landscape Plans, Schedules of Materials and Colours are also no exception that OG Building Design can provide.

The final, Working Drawings (WD) stage is developed from the previous stage to produce a set of Architectural Drawings. While all external consultants information can be reviewed and integrated into the Architectural Drawings, the design intent can be co-ordinated and incorporated into the building to ensure it can be built. This includes co-ordination for a Land Surveyor, Soil Test, Structural Engineer, Energy Rater, Mechanical, Electrical services, heating and cooling, BAL requirements.
